Living Room Dining Room Hall Kitchen Shower Room Bedroom 1 Bedroom 2 Rear Elevation

Situated in a delightful parkside position this is a traditional 2 bedroom/2 reception room bungalow standing in a well kept, established garden.

Built circa 1938 the house is of brick construction, roughcast externally, under a pitched roof overlaid with slate. The house benefits from gas central heating and there are steel panel radiators in all rooms. Windows on the front elevation are single glazed in timber sash casements while elsewhere the windows are double glazed in uPVC casements with the exception of the window in the rear vestibule and pantry, these being single glazed in timber casements.

The interior of the house is light and airy and provides a good balance of accommodation all on the level comprising: Entrance Vestibule with timber front door, terrazzo floor, cabinet housing electrical switch gear and timber/glass inner door to hall. The Hall which is of L shape configuration provides access to the living room, dining room, 2 bedrooms and kitchen. In the hall there is an alcove. The Living Room enjoys a lovely outlook to the park from the window to front; the Dining Room, with bay window offers a good view of the park and the room further comprises a tiled fire place (not operational), an alcove with shelved cupboard beneath. Bedroom 1 has an outlook over the back garden, this is a double bedroom. Bedroom 2 with window to side is a good size single bedroom. The Shower Room, with window to rear is fitted with waterproof panelling on the walls and ceiling and the ceiling further incorporates down lights. The shower room is fitted with a wash hand basin in vanity unit, WC and a shower stall with mixer shower unit. The floor is tiled. The Kitchen, with two windows to side, comprises work surface and base cabinets along one wall and two wall mounted cabinets and either end of the work surface area. There is an inset stainless steel sink with mixer tap and plumbing for automatic washing machine. Built in pantry. From the kitchen there is a narrow stair which provides access to the floored and lined attic. Under stair cupboard. Door to rear vestibule. The Rear Vestibule has a timber door to the back garden, window to rear and a built in cupboard housing the central heating boiler.

The floored and lined attic (approx. 10′4′′ x 9′6′′ at most usable space) has a Velux window to rear and provides excellent possibilities for further adaptation to form accommodation. From the attic there are various access points to further storage within the roof void.

Although elements of the house require a degree of modernisation the house is nonetheless well presented and has been well cared for.

The attractive garden extends to the front and rear of the house. The front garden is configured to provide an area of lawn, borders planted with rose beds and hydrangeas and hedge. There are double galvanised gates which open on to a tarmac drive which in turn provides access to a timber detached garage. The back garden is sheltered, enclosed by wall and timber paling fence. The garden is fashioned to provide spaces laid in gravel, concrete pathway, planted borders and lawn.

South Park Avenue is a great locality. The house occupies a slightly elevated position from where it enjoys an uninterrupted view across Victory Park. The situation is convenient for easy access to Girvan Primary School, Girvan Academy and the town centre. The house is about 700 yards from Girvan′s sea front. All other local amenities are readily accessible. This is good solid house in a great spot, viewing is therefore thoroughly recommended.
