Front Elevation Living Room Sitting Room/Dining Room Bedroom 1 Bedroom 2 View from garden Garden

Description
Situated a short distance back from Girvan′s popular sea front this is a substantial 4 apartment detached bungalow standing on a prominent corner site and with established garden extending to the front, both sides and rear of the house.

The house, which was built circa 1930′s, provides accommodation arranged all on the level comprising entrance vestibule with timber and glass front door and quarry tiled floor and a timber/glass inner door to hall. The Hall which is of T shape configuration affords access off to the living room, sitting room, 2 bedrooms, kitchen and bathroom. There is a built in cupboard. The Living Room is spacious and has a wide bay window to front. The living room further comprises a tiled fireplace and an alcove to side the top half of which is fitted with timber/glass display doors. Across the hall to the Sitting Room or Dining Room which has window to front, tiled fireplace and a shallow shelved press. Bedroom 1 has a rear facing window and this is a double bedroom with a shallow shelved press. Bedroom 2 is again to the rear of the house and is a double bedroom with a built in recess. The Bathroom which has a side facing window comprises w.c., wash hand basin and bath with electric shower over. At present the kitchen space is simply a scullery with a door opening through to the rear vestibule and with window facing into porch. The rear vestibule has two narrow windows to rear and a timber door connecting through to the porch.

There is a large floored attic. Subject to obtaining the appropriate architectural and local authority consents the loft affords excellent development possibilities for further accommodation to be created.

Windows are double glazed in uPVC casements with the exception of the small window in the kitchen which faces through into the porch. Also the loft has a Velux style window which is timber casement. Heating is presently by way of electric storage heaters. The established garden is walled, level and comprises planted areas and spaces in lawn. There is vehicular access to the property taken from Kirkwood Place. A timber garage is presently in situ however this is in poor repair.

The house as it stands is in need of general repair and improvement and aspects such as décor, bathroom and kitchen fitments, wiring etc are all dated and in need of upgrade. That said the house offers a good footprint affording good possibilities for further adaptation
